A Schedule of Condition Report is a detailed written and photographic record of a property’s condition. Our highly knowledgeable clerks are ready to visit your property and carry out a thorough inspection documenting the condition of the property's interior and exterior, list all fixtures and fittings and describe their current condition. We only use high-resolution timestamped photographs as well as 360 imaging. Reports are detailed, consistent in layout and delivered within 48 hours.
At the start of each tenancy, we will carry out tenant check-in. We will assess and record the current condition of the property. We then will invite the tenant to raise any questions before confirming and signing the report, upon which we will hand over the property's keys to the tenant. The signed report will then be forwarded to all concerned parties - landlord/agent and the tenant.
Upon your proposal, we will make arrangements to contact and visit the occupying tenant at the property and carry out midterm inspection. This allows us to make an up to date assessment of the property's condition and gives you a peace of mind to know that your property and belongings are well maintained and secured.
At the end of the tenancy, we will carry out a full inspection of the property and record any discrepancies against the check-in report, that may have occurred during the tenure. This report is a particularly important document as it illustrates the property's present condition and serves as evidence for deposit deductions to cover the identified damages to or loss of property.
